Art. 1. (1) VGA Consult Ltd. is a commercial company registered in the Commercial Register of the Registry Agency at the Ministry of Justice, with its registered office and address of management: BULGARIA, Sofia, 5A Bacho Kiro St., floor 7, with UIC: 206897427, tel.: +359 878 777 366; email address: info@ventere.bg. (2) In these general terms and conditions, VGA Consult EOOD will be referred to as the "Agency" and "the Company" for brevity.

Art. 2. (1) The rules for using the website www.ventere.bg covers the general terms and conditions and policies – for confidentiality, for the provision of services, for placing orders and prices of the services offered, for cookies and for liability in case of non-compliance with these policies, all of which together govern the relationship between Venter Properties, on the one hand, and Users visiting the website domain www.ventere.bg. (2) Before using the information and commercial services offered by Venter Properties, you should familiarize yourself with the rules for using the website www.ventere.bg. Every User who has agreed to the general terms and conditions of the website is obliged to comply with them and to exercise all rights provided therein.
Privacy Policy
Art. 3. Pursuant to the applicable provisions of Regulation No. 2016/679 (EU), personal data is defined as:
“Any information relating to an identified or identifiable natural person (‘data subject’). An identifiable natural person is one who can be identified, directly or indirectly, in particular by reference to an identifier such as a name, an identification number, location data, online identifier, or one or more factors specific to the physical, physiological, genetic, mental, economic, cultural, or social identity of that natural person." (1) Venter Properties collects: registration information; information necessary to enter into a contract; information that you have allowed social media to share with the Company; information about your activity when you access or interact with a service of the Company. Information necessary for entering into a contract is that which consists of your identification data and serves to verify your identity when entering into a contractual relationship, which may include: full name, social security number, details from an identity document, correspondence address and permanent address, as well as certain categories of special data such as marital status. b) Information from social media. If you access a Company service through a social media service or connect a Company service to a social media service, the information the Company collects may also include user identification or user name associated with that social media service, any information or content you have consented to be shared by the social media service with us, including profile picture, email address, and any other data you have made publicly available in connection with that service. When you access or interact with the Company's services, we may collect information about those visits. Cookies and other similar technologies may also be used to collect and store information about your use of the Company's services, such as the pages you have visited, content you have viewed, search queries you have made, and advertisements you have seen, which may include: IP address; browser type, device data. (2) Ventre Properties does not collect in any way: financial information; information relating to sensitive personal data related to origin; political, religious, and other beliefs; health status; criminal record; participation in trade unions and political organizations. (3) The Company's services may also be linked to websites operated by unrelated companies and may include advertisements or offer content, features, or applications developed and maintained by unrelated companies. The Company is not responsible for the privacy practices of such unrelated companies.
Art. 5. (1) The data that the Agency collects from and about Users is used to provide services, evaluate, analyze, and improve those services in line with your expectations and interests; to increase your level of satisfaction when using the Company's services by providing you with content that is relevant and interesting to you; to offer you quality customer service, communicate with you, and respond to inquiries; with your prior consent, send you (by email, SMS, phone, chat, and social media) offers, promotions, and other marketing communications related to the Company's services; services/products of related parties and/or partner organizations operating in the real estate business, including companies from the VENTERE PROPERTIES group and branded or co-branded services and functions carried out jointly with a partner organization or related party; with your prior consent, we send you marketing communications tailored to your individual interests and searches via electronic communications. (2) VENTERE PROPERTIES may use anonymized information or information that no longer allows Users to be identified directly or indirectly as a specific natural person for any purpose or for sharing with third parties. (1) The processing of personal data is necessary in order to provide the services performed by the Company; in connection with the applicable legislation, insofar as it imposes an obligation on Ventre Properties to store such data; on the basis of the legitimate interests of the Company and its contractors for the performance of economic activities, insofar as the processing of personal data is carried out within the limits strictly necessary for the performance of such economic activities. (2) Each User has the right to withdraw their consent to the processing of personal data at any time by sending a message to the email address specified below. Personal data is processed both automatically and manually and is protected by appropriate security measures, taking into account the state of the art, the costs of implementation, and the nature, scope, context, and purpose of the processing. The Company implements appropriate administrative, technical, personnel, and physical measures to protect the personal data it holds from loss, theft, and unauthorized use, disclosure, or modification. The Agency may share a User's personal data for the purposes of this Privacy Policy with the following categories of recipients located within or outside the European Union in accordance with and subject to the restrictions set out in the provisions of this section. Third-party service providers who are entrusted with processing activities and who are duly appointed as personal data processors, where required by applicable law, providers of services ancillary or supporting the Company's services and, in this context, persons providing IT services, experts, consultants, lawyers;
b) Related persons in their capacity as controllers or processors of personal data;
c) Competent authorities for the purpose of complying with applicable legislation;
Art. 9. Personal data will not be transferred outside the country without the informed consent of the User.
Art. 10. (1) Each User has the right at any time to:
– receive confirmation as to whether or not their personal data exists, to be informed about its content and source, as well as to verify its accuracy and request its correction, updating, or modification;
– request the deletion, anonymization, or restriction of the processing of personal data processed in violation of applicable law;
– object at any time to the processing of personal data on legitimate grounds.
Art. 10. (2) The user may send their request to the address indicated below. The request should include an email address, name, address, and telephone number, and clearly indicate what information the user wishes to receive, change, update, hide, or delete. Art. 10. (3) The user may withdraw their consent in relation to:
– Receiving electronic messages sent by us. If they no longer wish to receive emails from us for advertising and marketing purposes in the future, they may opt out of receiving such emails by following the unsubscribe instructions in our messages. You may also send a request to info@ventere.bg. – Sharing of personal information by the Agency with our affiliates for their marketing purposes: If the User prefers that the Agency not share their personal information in the future with our affiliates for their direct marketing purposes, they may opt out of such sharing by sending a request to the address specified in the Privacy Policy. Ventere Properties will retain personal data for the period necessary to fulfill the purposes for which the data was collected, as described in this Privacy Policy. At the end of the retention period, personal data will be either deleted, anonymized, or aggregated. Venter Properties has the right to amend or update this Personal Data Protection Policy for any reason (including, but not limited to, changes in applicable law and clarifications, guidelines, decisions, opinions, and orders related to such applicable law). Any changes to this Privacy Policy will be announced in advance by posting them on the company's website.
